I have 10 acres in Hoffman, OK. Which is about 10 miles from Henryetta, OK. It is outside city limits.
I’d like to see about trading, but will consider selling for $150,000. No owner finance/carry.
My land is completely fenced with two ponds and a shale pit. The shale pit could be monetized if someone would like to do so, I never did. Had plenty of offers, though. There’s electric on the property, along with water, a water spigot, and 2 septic tanks. There’s a couple pear trees on the property and a persimmon tree. There’s also an inground storm shelter.
I’d like to trade for a house that has 2-3 acres, more or less, it can totally be a fixer upper so long as the bones are good. I don’t mind doing a little bit of TLC.
Or, I’d trade for anywhere around 5-10 acres of fenced land as long as water, electric, and a septic tank are on it, just like mine.
I’m just trying to move closer to my moms doctor and family so anywhere north of Okmulgee, OK all the way to around Nowata, OK. For example, Beggs, Mounds, Okmulgee, Tulsa, Owasso, Oolagah, Claremore, Chelsea, Talala, Vinita, Grove, Bartlesville, Delaware, Lenapah, Coffeyville, Wann, Salina, etc.
Literally, completely open on location, as long as it is around an hour to/from Nowata.
There are 2 mobile homes on my property, currently. Both will be left on the property. One is lived in, bought as a big fixer upper so it definitely would need lots and lots and lots of work, the other is uninhabitable.
I do not need/want a realtor.
