I require a 2 year contract that goes month to month after that, also renters insurance.
There is no smoking in the house. No animals with attack history or aggressive behavior allowed on the property.
I do a criminal background check.
I do a credit check. I don't require a perfect credit score, but I do require you to actually have a history of paying the people that you owe money to.
No rent to own, no section 8, no BS or scams.
I live a mile away and I am responsive with issues. There will be a ~30 dollar per adult tenant application fee for the credit report and criminal history lookup
